- Meeting called to order at 7:02 PM.
- Board Resignation and Replacement Discussion
- Billy and Stephanie Smith have resigned from the board.
- We currently have 7 board members and will maintain at 7 by consensus, revisiting thesubject at our annual meeting.
- Financial Report – Heather – See report on our website for full details.
- Money Minder subscription purchased to manage financial data.
- The majority of money recently spent has been for sprinkler repair and tree trimming.
- A budget line titled “Fence Escrow” will be added to the report.
- New Homeowners and Departures Report – Tabled
- Vacant or Rental Houses in the Neighborhood – Tabled
- Architectural Control Committee – We need someone to serve on the ACC Committee.
- Legal & Updating Covenants (reflect current building practices, solar panels)
- Marsha will check with a lawyer re updating HOA covenants. Currently 90% of homeowners must sign off on major changes.
- Marsha will spearhead a subcommittee to work on covenants then present the proposed changes at the annual meeting for a vote.
8. Landscape and Tree Trimming
- Mike spoke to Crystal, a landscape architect, who is willing to be an advisor to the HOA.
- Mike will get additional bids on landscaping, lawn and tree care.
9. Fence Posts and Wood Section Maintenance
- Mike received a bid for maintenance and stain at $7.00 per linear foot. i. Wendover has 3900 linear feet.
- To replace and stain entire wood fence is approximately $100,000.
- Brick Experts said posts were put in correctly but pressure from homeowner yard[s] is pushing the posts outward.
- The posts go down 3-4 feet. May need to take them out and start over,addressing yard issue[s] as well.
- Will seek additional bids to present homeowners with a 5-year game plan andshow, in detail, what dues are going for.
10. Communications and Directory Maintenance
- Mike will craft a letter to homeowners, outlining the information we have for each of them as well as giving them the password to access website data.
- Board members will walk letters to each homeowner’s mailbox, speaking with them in person when possible.
- We will be placing Halloween decoration winner signs in the next few days. Categories are Creepiest and Cutest.
- Please get votes in to Mike by tomorrow, 10/26/22.Board discussed using communication boards/signs to notify homeowners of upcoming events.
- Marsha made a motion to purchase 4 reusable information boards, which was2nded by Laurence.
- Shane will research for best available product.
11. Other
- Generations Park is opening soon, possibly mid-November.
- There will be indoor and outdoor space available for future HOA gatherings.
